Sand in the Coffee, Vol. 151: the off-season rental, and the questions to ask before you book one

Sand in the Coffee, Vol. 151: the off-season rental, and the questions to ask before you book one

“The pool is heated, right?”

That is the question I hear most from people who booked a condo in November, and it usually arrives after check-in, standing on a deck in a sweatshirt. Off-season is the best-kept deal on the Key and in Orange Beach: quiet sand, easy parking, a table at dinner without a name on a list. It is also when a listing’s photos, shot in July, are working hardest to mislead you. Here is what to ask before you book.

1. Is the pool heated, and is it actually on?

Many aren’t, and some that are get shut down for the season. Ask the owner or manager in writing. “Heated” in a listing and “heated in November” are different promises.

2. What is the real total?

The nightly rate is the opening bid. Ask for the full number with cleaning fee, taxes and any resort or booking fees, and compare that across listings. A cheap rate with a big cleaning fee loses to a middle rate with a small one on a short stay, and the reverse holds on a long one.

3. Is there a discount for a longer stay?

Many owners are glad to fill a quiet week and will bend on a seven-night or a month. Ask. The worst answer is no, and nobody has ever been fined for asking.

4. What does check-in look like?

Check-in times often get stricter in the off-season, and some places are staffed fewer hours. If you’re driving in late, say so ahead of time and find out how you get the key.

5. What is in the beach gear closet?

Chairs, umbrellas and wagons are sometimes put away for winter. If you’re counting on them, confirm they are there. Otherwise, a wagon is the single most useful thing to bring, and an umbrella matters less in November than you’d think.

6. What is the cancellation rule if the weather turns?

Late fall brings the occasional cold front and the occasional gray week. Read the policy before you pay, not after. Check /beach-today/ a few days out for flags and conditions, and if you want to see the water for yourself, the cam is live at /live-cam/.

7. What is nearby, and open?

Some restaurants and shops on both sides of the state line cut their hours or close for a few weeks after the season. Look at /happy-hours/ and /events/ for what’s going on, and call anywhere you’re counting on for dinner the first night.

the short version

Ask about the pool, the total, the long-stay discount, check-in, the gear, the cancellation rule and what’s open. Seven questions, ten minutes, and November goes from a gamble to a bargain.
